JACKSONVILLE, FLA., January 21, 2026 – RISE and Origin Investments are announcing the closing of their sixth joint venture development, RISE at Sutton Place, a 260-unit multifamily residential community at 13885 Sutton Park Drive S. in Jacksonville, Fla. This development is the latest evolution of the relationship that continues to expand across Florida’s most active multifamily housing markets.

RISE at Sutton Place will be located along one of Jacksonville’s highest-growth and most-connected corridors. The Class A community will include a mix of one-, two-, and three-bedroom apartment homes. Work began in late December 2025. The projected completion is late 2027. RISE will serve as the developer, general contractor, and property manager. Charlan Brock Associates (CBA) is the architect of record.

Robust amenity offerings include a lifestyle lounge, resort-style pool with large sundeck, fitness center and yoga studio, dog spa, cyber cafe, electric vehicle charging stations and covered parking spaces. The community will complement RISE and Origin Investments’ existing presence in Jacksonville, where the companies have developed multiple new-construction residential communities to support the city’s growing population.

• RISE Baymeadows is a 331-unit, Class A multifamily community in Jacksonville, Fla. It is located at 7311 Baymeadows Way in Jacksonville. Conveniently located near St. Johns Town Center, UNF, Deerwood and the Southside, the community is in the heart of the city’s best shopping, dining, and entertainment. RISE Baymeadows was delivered in 2025.
• RISE St. Augustine is a 272-unit, build-to-rent community currently under construction in Jacksonville’s St. Augustine submarket. Pre-leasing will begin around 30 days prior to the first unit deliveries scheduled for mid-February. The two-story, two- and three-bedroom homes are expected to be fully delivered in July 2026.
