Description
Nicholson Gateway and Spruce Hall were delivered to Louisiana State University in Summer 2018 as part of the first phase of a multi-phase, public private partnership (P3) on -campus student housing development.
Nicholson Gateway now serves as a highly impactful entryway to LSU’s campus, eliciting a sense of arrival via a route that was long considered a forgotten area of campus. Adjacent to Tiger Stadium, the project included 1,529 apartment beds for upperclassmen and graduate students, 50,000 SF of market retail, 10,000 SF LSU Rec Wellness Center, and an 800-space parking deck. Phase I also included the delivery of the 424 bed Spruce Hall which is located in the core of campus and designed to accommodate first-year students with semi-suite units and living-learning spaces.
RISE provides facility and asset management for the partnership while LSU Housing & Residence Life provides all res life programming, room assignments and rent collection.
The project involved close coordination with LSU Athletics for game day parking logistics as well as with the LA DOTD for adjacent roadway and infrastructure project.
