Description
NSU selected RISE to be their P3 partner in September of 2017 following an RFP procurement process for their envisioned 600-bed apartment community to serve their upper classmen students and free up existing housing for their growing freshman class. Following project award, NSU and the RISE Team worked diligently through the fall of 2017 to establish the optimal project solution that achieved the critical balance between the community’s design and corresponding construction costs in order to ensure the resulting rental revenues would fully financially sustain the community. The design, GMP budget and financing was finalized in May 2018 and construction commenced on the 7-story, 310,000 SF, full concrete community. Less than 15 months later the new facility was delivered ahead of schedule and on budget for the Fall 2019 semester and has experienced 100% occupancy each year to date.
The 608-bed apartment community was constructed on campus at the former intramural soccer field site and features a mix of 1, 2 & 4 bedroom apartment style units. Each of the 7 building floors contain lounges and study rooms offering a mix of open and semi-private spaces for resident interaction. There is also a centralized entrance to the community from exterior courtyard. Outdoor courtyard amenity space includes hammocks, table tennis & BBQ grilling areas.
