Mountaineer Ridge represents the fourth phase of RISE’s transformational on-campus public-private partnership (P3) development at Appalachian State University in Boone, North Carolina. Scheduled to open for the Fall 2027 semester, the 852-bed community encompasses 384,269 square feet on a 14-acre site strategically located adjacent to App State’s new Track & Field Facility, Softball Stadium, and Indoor Tennis Facility.

 

Designed to serve upperclassmen students, Mountaineer Ridge will offer a mix of apartment-style units ranging from studios to four-bedroom layouts, with each bedroom featuring a private bathroom. The community will deliver a best-in-class residential experience focused on comfort, convenience, and connectivity.

 

Amenities will include:

  • 1:1 parking for all residents, along with designated guest spaces
  • Fully furnished apartments include all-inclusive utilities and premium finishes, including stainless steel appliances, quartz countertops, LVP flooring throughout living areas, and ceramic tile in bathrooms.
  • A centralized clubhouse featuring a C-store, fitness center, package center, golf simulator, immersive VR gaming experiences, and a heated front-porch bus stop serving multiple AppalCART routes
  • A large spa area with adjacent grilling and outdoor lounge areas
  • Expansive outdoor green space with outdoor kitchens, grilling pavilions, fireplaces, and hammock gardens

 

The four residential buildings will feature enclosed, conditioned corridors with elevators and strategically positioned entry points to provide convenient access to the clubhouse, AppalCart pickup, and parking areas.

 

Mountaineer Ridge builds upon the success of RISE’s broader partnership with Appalachian State University. Across four phases, the P3 program has or will deliver 3,155 beds and more than 1.1 million square feet of new student housing to campus.

 

Phases I–III replaced core campus residence halls and delivered 2,300 beds, a 477-space parking deck, and the carefully sequenced demolition of five existing dormitories. Notably, these phases were financed and completed on time and on budget during the height of the COVID-19 pandemic – demonstrating the strength, resilience, and execution capability of the App/RISE P3 model.
